JIG Plumbing will shut off the gas to the home and cut the 3/4” gas stub out for the old BBQ. We will then clean the pipe and install a 3/4” mega press cap close to the wall. The cap will be unpainted. Once the pipe is capped, we will relight the water heater pilot and check functionality. JIG Plumbing will expose the log lighter for the fire pit. We will remove the large rocks, small rocks, and black fire pit rocks to complete expose the log lighter pipe. We will clean the pipe with sand cloth and paint the pipe to add a protective layer to the pipe. This will protect the pipe from further corrosion from the elements. Due to the design of the toilet, the handle must be held down for a second to ensure a proper flush. The toilet is rocking. The technician will remove the toilet, replace the seal under the toilet, and install new mounting bolts to secure the toilet to the floor. We will also replace the toilet supply line and add clear caulking sealant. We will check functionality and for leaks.

JIG Plumbing will use AirSnake in order to loosen and dislodge stoppage. Technician will then test thoroughly in order to ensure proper flow and functionality. Remove your toilet to access your branch drain and attempt to clear it with an electric snake. Reset your toilet to ensure that it is leak free and operating properly. JIG Plumbing inspected the drains under the kitchen sink , found it leaking from the basket strainer. The strainer was replaced and all the gaskets were checked and replaced if bad. The drain line was snaked from the exterior clean out. Everything draining and working properly.

JIG Plumbing will use a mini jetter to clear the kitchen blockage. Once the blockage is clear, we will use a camera to inspect the line. The camera inspection there is a small belly/flat spot in the kitchen line. Routine maintenance is recommended.

JIG Plumbing will open more drywall in the kitchen and garage. We will then remove the pipe insulation and to find where the leak is coming from. Once we have located the leak, we will provide pricing to repair. The discovery revealed that the leaking section is a red colored, Uponor hot pipe. It is specifically leaking at the pipe’s connection to a black plastic 1”x1/2” Tee. The pipe is visibly cracked close to the white 1” Pex Ring. This is the source of the leak and cause of the water damage. The technician verified that no other visible pipes are currently leaking. The technician cut out the existing tee and attempted to install a 1” Pex coupling. However, when the technician expanded the pipe, the pipe visibly developed a micro-crack. The technician also heard a “crack” when expanding the 1” pipe. The technician installed a new 1” tee, two 1” couplings, and 1/2” coupling with push-to-connect fittings. Upon arrival, the customer showed the technician a hole in the kitchen ceiling. The technician inspected the area and used a flashlight to inspect around the hole. In the middle of the hole is the venting for the hood exhaust for the gas range. Clearly visible are pvc drains and a water line. However, the technician ruled out a drain line leak due to the location of the water in relation to the pvc drains. Additionally, the technician ruled out a fresh water leak due to the fact that the leak has now ceased; there is not a constant leak. Upstairs close to the wet spot in the kitchen is an indoor wet carpet from the previous rain. The technician also took photos of the exterior wall close to the wet spot in the kitchen ceiling. At this time, the customer would not like to open the top of the cabinet to avoid further damage. The technician recommended that when the drywall repair man comes, to conduct one last inspection before installing new drywall. The water heater is 11 years old

The technician installed customer-supplied shower trim purchased from Bath Works. All fixtures were California Faucets brand. The installation included a thermostatic two-handle shower valve trim to control water temperature and volume, a wall-mounted rain showerhead, and a handheld shower with slide bar for adjustable use. All components were installed, aligned, and secured to provide proper operation and a clean, professional appearance. The system was tested upon completion to confirm correct function and water flow. During installation, it was noted that the handheld shower supply arm was stripped and will require replacement by the manufacturer. The customer will contact the manufacturer to obtain the replacement part and will reach out to schedule installation once the new component is received. Additionally, the technician applied PTBio drain cleaner to both master bathroom sinks as a courtesy service. The customer was advised not to use the sinks until the following morning t

The technician completed the installation of two new customer-supplied California Faucets widespread faucets, including the matching pop-up drain assemblies, on the newly installed double vanity. As part of the work, the technician supplied and installed new tubular drainage assemblies for both sinks, ensuring proper alignment and secure connections. The left-side sink was also equipped with a branched tailpiece to accommodate the air-conditioning condensation line. To complete the installation, the technician provided and installed new hot and cold water shut-off valves for both faucets, along with the necessary supply lines. Upon arrival, the technician found the customer’s toilet backed up and leaking from the base. The customer also reported that a previous plumber had installed a 2” cleanout access directly behind the toilet for future service. To diagnose and clear the issue, the technician removed the toilet and accessed the line through the 2” cleanout opening. The technician then performed multiple attempts using a drain cable. Three passes were made in total: the first pass retrieved several wipes wrapped around the cable, indicating improper materials had entered the drain system. The technician continued cabling the line and was able to fully clear the obstruction on the third pass. The blockage was located approximately 30–40 feet down the line. JIGPlumbing came out to do an inspection on the upstairs bathroom tub and lav. After a quick look the technician went ahead and snaked the tub and trap and line. Hair and accumulation out. The lav had hair and accumulation at the stopper. It was removed and cleaned out, and thr drain was also checked.

Upstairs hallway restroom Upon arrival the technician noticed hot water leaking continuously. Explained to the customer that it’s possible the cartridge is gone bad. Once the cartridge is replaced and it still continues to leak, the next option would be to replace the valve. The technician replaced the cartridge put everything back in place and tested it. Working properly.

Upon arrival, the technician spoke with the tenant and checked the flow from every fixture. The flow is currently normal. The water comes out colored at times, with scale buildup that is coming from the inside of the pipes. To permanently fix this issue, the technician recommended re-piping the home with new pipes, shut off valves, new shower valve, new supply lines, and a pressure regulator. The technician installed 15 emergency shut off valves with supply lines, (10 for bathroom faucets , 3 for toilets, and 2 for the kitchen) a customer supplied bathroom faucet with pop up assembly, a customer supplied Moen posi-temp cartridge with tub/shower trim which included the trim plate and handle, the handheld shower head, tub spout, and the overflow plate. The technician also replaced the flapper and fill valve in the master bathroom toilet. The old emergency shut off valve for the toilet in the master bathroom had been installed too tightly which caused leaking so the technician had to cut off the end of the stubout and solder a coupling with a new stubout to properly and securely install the emergency shut off valve for that toilet.

Upon arrival, the technician was shown a car wash filter connected with Prevost fittings. One of the fittings, a 1”OD x 1/2”MIP had broken off at the threads inside a 1/2” FIP sharkbite adapter. The customer will order the fittings and JIG will install once the parts have arrived.

Replace the existing 3/4” gate valve for the water heater with a new 3/4” ball valve. The technician also observed that the bottom of the water heater and the water heater pan were both filled with water. The technician subsequently vacuumed out the water. It is recommended to install a vent cap on the water heater vent on the roof.

JIG will re-pipe whole home water system with use of Uponor PEX-A pipe to all fixture locations from main water feed. At main water feed we will replace pressure reducing valve, hose bib, and main water shut off valve. All safety shut off valves and supply lines to all existing fixtures to be replaced with new 1/4 turn valves including water heater shut down valve. New hose bibs to exterior, new auto wash box for laundry, new tub/ shower valves with either chrome or brushed nickel trim covers. Upon arrival, the technician was shown a hose bib in the backyard which was leaking. The technician was able to sweat off the old hose bib and install a new 3/4” copper MIP to allow for easier hose bib replacements in the future and then installed a new 3/4” FIP hose bib. Once complete, the technician turned water back on to the home and tested work thoroughly for leaks and functionality. The technician was also informed that after we had previously installed the Halo Zero Ultimate, they attempted to install an icemaker but it was leaking black water so the left it off. The technician resolved this issue by correctly installing the icemaker line. The black water was also due to the refrigerator filter the customer installed for the icemaker which just needed to be flushed.
