Upon arrival, found original galvanized pipes to the home. Teri told the technician that there is a crack in the mainline with roots growing in. Inspected the home and found that the tank to bowl connection at the master toilet is loose, but not leaking. Teri also showed the technician the 40 gal gas Bradford white water heater and the city inspector said it’s not venting properly. Upon arriving the technician inspected the disposal,noticed a loud sound in it,explained to the customer about the diagnostic fee and agreed. Technician was able to pull out some debri including a small screw that is not part of the disposal. After everything was removed the technician ran water and checked the disposal. Existing area drains are backing out, most likely due to heavy deposits of dirt. Hydro Jetter will be used to clear lines and ensure proper flow. Mainline sewer will be generated from clean out in outdoor foyer in order to insure proper flow of water and clean up and accumulated debris.

Upon arrival technician was able to determine current heater is experiencing a delayed ignition which is a fire hazard. Technician highly suggested to shut down heater given the situation but the home owner declined multiple times. Technician highly recommended to replace unit based on age.

Existing American Standard auto flush valve for women’s 88 toilet is malfunctioning, and not shutting off completely. New flush piston and vacuum breaker will need to be replaced. JIG Plumbing will supply and install new Sloan manual flush valve, as these valves are more robust and typically last longer than automatic flush systems. Cut open 2 sections of the wall in the hallway closet, there is a section of yellow tracpipe visible. It was sprayed with soapy water, and no leaks detected. Crawled under the house to the area were the tracpipe connects to the iron pipe, sprayed heavily and no bubbles. Customer went up in the attic and sprayed at the connections up there and no signs of any leaks. The patching of the wall in closet is not included. On 11/5/24 The technicians returned to perform an air pressure test at the gas meter. The gas line was checked up in the attic,and closet area, so far no leaks.
