JIG Plumbing will snake the floor sink in loghthouse coffee storage room to attempt to clear the drain. We will check flow when finished. After snaking the floor sink with the 1/4” machine until the cable ran out (approximately 45 ft) the technician then attempted to snake the cleanout for the kitchen sink adjacent to the floor sink. The technician cleared the blockage at approximately 65 feet. He pulled back a little debris likely from a sponge or steel wool. He tested the drain by pouring 5 gallons down the floor sink, which drained immediately. If the problem persists, a camera through the kitchen 2” cleanout is recommended. All drains for the coffee shop are connected: floor sink, kitchen sink, and rinsing sink. The technician noticed the men’s restroom, left side faucet is loose. The technician inspected underneath and the wood is rotted out. It is recommended to remove the faucet, remove the rotted wood, and reattach faucet for a proper fit.

Reconnected the lavatory drain, restored proper drainage, and thoroughly tested the assembly for leaks. No leaks were found at the time of service, and the drain is operating properly. Due to the age of building and the extent of the water damage on the first floor, JIG Plumbing highly recommends that the customer contact a licensed water restoration company to assess the damage and begin the drying and mitigation process. The restoration company should open the affected walls as needed to expose the source of the leak and determine whether the leak is located within the wall cavity or beneath the concrete slab. Once the affected areas have been opened and the source of the leak has been identified, JIG Plumbing can return to perform the necessary plumbing repairs and provide further recommenda

While on site, the technician was also shown a separate issue where water was leaking into a maintenance closet below whenever an upstairs wall-mounted toilet was flushed. After inspecting the fixture, the technician determined the leak only occurred during flushing, indicating a failure at either the carrier gasket or the wall-mounted toilet carrier/flange assembly. The technician pulled the toilet and installed a new neoprene gasket in an attempt to resolve the leak. After resetting the toilet and testing, the leak was still present during flushing. The landscapers excavated the affected section and exposed a PVC line that appears to supply the pool and spa system. The customer also advised that the spa water level has been dropping recently, indicating the leak is likely associated with the spa plumbing line.
